Park Association Homeowner’s Annual Meeting
Held Virtually
December 7, 2022
The Annual Meeting
called to order at 7:33 pm with 11 households represented. This constituted
required quorum for any required actions through majority vote at the Annual
Meeting. The meeting was held using Microsoft Teams with Jim Giordano as the
organizer.
Giordano
welcomed everyone to the second virtual Woodbury Park Annual Meeting. The officers
of the board were introduced: Jim Giordano as President, Larry Klemczak, Vice
President, and new Treasurer Rick Niesyto (who replaced Russ Flynn earlier this
year). The board recognized the many
years of Russ Flynn’s service as Treasurer since the inception of the Woodbury
Park HOA. We are all deeply grateful for
Russ’ dedication and efforts for over 25 years!
The 2022 accomplishments
were highlighted included: recognition that annual dues have remained unchanged
at $250 / year since the establishment of the HOA, replacement of shrubbery at
the north entrance, on-going mailbox and lighting maintenance, sprinkler repair
including replacement of the control system, lawn services, and other contracts
as required.
Additionally,
this fall, the HOA has employed the services of an outside accounting firm to
handle collection of dues, bill payment and annual financial audits per the
requirements of the deed restrictions. We have also changed banking institutions with
a move Chase Bank.
In conjunction
with the foregoing, the Woodbury Park HOA has a new PO Box for all
correspondence including due payments.

The minutes of the
November 30, 2021 Annual Meeting were reviewed and unanimously accepted.

The
detailed 2023 Budget which included expenses of $28,800 was presented and
discussed.

Dues
remain at $250.00 per year.
After the
financial reports were reviewed and discussed, there was unanimous consent to
approve the financial statements, including the 2023 Annual Budget.
General Comments/Discussions
There was an
update of the Air B&B issue. In June of 2021 it was discovered that one of
the homes on Seabrook Dr was operating as an Air B&B rental in violation of
the Woodbury Park deed restrictions and by-laws. The board authorized the
appointment of an attorney who sent a cease and desist
letter to the homeowner. Subsequently the home was removed from the Air B&B
site, finally resulting in the owner selling the property to a new single-family
owner.
Notices for
dues payment will be sent at the end of January with a payment date of February
28, 2023.
The use of the
virtual meeting format was again well received and has resulted in a larger
turnout. It was recommended that this format be continued.
There being no
further business to discuss, the Annual Meeting was adjourned at 8:10 pm.
